The project provides 41800ft2 of office and production facility for a cardboard packaging company, making items such as board games / video box set cases.
The building sits on a vibro piled footprint complete with a methane gas membrane venting layer. The structure is a steel framed double portal with a concrete plank roof and screed to cap the offices providing additional mezzanine space for the packaging process. Internally services include syphonic drainage, heating (blown air to warehouse and ducted air to the office via a master control panel), lighting and power via bus bars to provide maximum flexibility within the warehouse and roof sprinklers. The client requested as an addition we supply and install under mezzanine sprinklers during the fit out stage. Access was provided via a substantial service yard with sectional overhead doors complete with rapid roll curtains. The offices were fitted out in full complete with carpets and three compartment skirting / dado trunking.
Included externally are associated drainage, services, car parking, service yard, sprinkler tank / pump house, a separate workshop, external eating area with security fencing complemented by a soft landscaping scheme with external lighting being provided throughout.
